		<description>This is such an achilles heel for RE investors, new &amp; experienced alike. For me, I was lucky that my REI mentor was 74 when he first took me under his wing. From his nearly 50yrs of REI exp. he explained that every deal was a transaction where both existing value &amp; future potential were on the table. 

Focus #1 is always what your future profit potential is. If the seller was able to amass large equity/profit, I quickly learned by his example that, if focus #1 was satisfied, that focus #2 should be to learn as much about the sellers investment &quot;eye&quot; (strategies, philospohy, etc) as I possibly could. 

This approach helped me to learn for free from some of the best investors, and it often helped the transaction go much smoother as well, in some cases saving $10k or more on incidentals before closing.</description>
