The whole idea of Purposeful Planning requires a complete knowledge of your current financial status. You then need to figure out when you want to retire and with how much income you’ll need. I won’t continue down the list, as you can just click on the right side and listen to one of the podcasts. However, today I wanna talk about your Plan and timing.
I’ll make this short, sweet, and to the point. And surprise — we’ll use baseball, specifically pitching and hitting to illustrate the point.
And what’s the point?
Timing in real estate is nebulous at best, or second best, as lucky timing is almost always best. Seriously, the every day world of real estate investing requires an ability to understand the local, regional, and sometimes (like now) national economic realities. When’s a good time to buy or sell? Is next year gonna be OK to execute a tax deferred exchange? Is a refinance better for now?

Same with pitching. If you have the ability to wreck a hitter’s timing you’ll make a boatload of cash for many years. Greg Maddux has been a major league pitcher since I was three. His fast ball, which used to be over 90 miles an hour can barely break glass now. Yet he still consistently gets major league hitters out ‘cuz he keeps screwing up their timing.
Maddux is the Real Estate Market — You as a Real Estate Investor are the Hitter.
Sometimes pitchers ‘tip’ their pitches to a hitter before they throw them. This often results in runners trotting around the bases while pitchers hang their heads.
The market has been tipping its intentions for awhile now. It’s been telling investors to be far more selective than they’ve had to be in the recent past. While doing so it’s also been pointing the way to several solid destinations for your real estate equity. It’s also been telling folks owning properties in high priced regions to look elsewhere. 
Hitters often strikeout because they were lookin’ for a curve ball but the market pitcher through a fast ball right by ‘em. When hitters guess so totally wrong they can become pretty upset with themselves.
The market doesn’t telegraph its pitches very often, but it’s doin’ it now. It’s screamin’ “here comes a fast ball — go ahead and knock it outa da park.”

Get the bat off your dang shoulder and swing, ‘cuz you don’t get to know what’s comin’ very many times in life.
