Hey Tom — I don’t necessarily disagree with your prediction. Still, I’m referring to the huge minority segment of the borrower population who’re ready, willing, and more than able to move the real estate portion of our economy forward.

They’re more than qualified NOW to borrow money to purchase investment properties which are well located and productive. It’s the artificial restraints on lenders that hinder those folks — and that are also frustrating investors who’d love to buy those loans.

Hey Bawld Guy,

I’m not disagreeing with you, merely making a prediction….

We won’t see a wide scale break in the dam until we see two things:
1. A turnaround in the employment situation.
2. A stabilization and/or a decrease in delinquencies at our dear friends Fannie, Freddie and FHA.

My guess is that we’re talking a minimum 2011, probably 2012 or later.
