		<description>Hey Tom -- I don&#039;t necessarily disagree with your prediction. Still, I&#039;m referring to the huge minority segment of the borrower population who&#039;re ready, willing, and more than able to move the real estate portion of our economy forward. 

They&#039;re more than qualified NOW to borrow money to purchase investment properties which are well located and productive. It&#039;s the artificial restraints on lenders that hinder those folks -- and that are also frustrating investors who&#039;d love to buy those loans.

I&#039;m not disagreeing with you, merely making a prediction....

We won&#039;t see a wide scale break in the dam until we see two things:
1. A turnaround in the employment situation.
2. A stabilization and/or a decrease in delinquencies at our dear friends Fannie, Freddie and FHA.

My guess is that we&#039;re talking a minimum 2011, probably 2012 or later.
