good evidence that history repeats itself and that R.E. is cyclical which means that prices WILL go up again sometime in this century.
The patience is that hardest for me during the flat periods.</description>

		<description>Chris - I didn&#039;t know what interest rates under 7.5% - mostly 8% looked like until I was in the business for over 20 years. 

My first few years all I every heard from the older guys and clients were how they had 4% loans on their homes with payments under $180 PITI.

When I saw my first 5% 30 year fixed rate loan, I thought I&#039;d died and gone to Heaven. :)

Seriously? I think we&#039;ll see 5.5% again before we get close to 8%. 

The end of the world is when you&#039;re celebrating because rates went down into single digits. :) Been there, did that - no fun.</description>

Look at long haul.  Deal with today.  Even when times were &quot;good&quot; I didn&#039;t focus on huge returns knowing that more marginal returns would return.

The funny thing will be all the twenty-somethings&#039; reactions when interest rates go to 8% one day in the future.  (Not too distant future?)  They are gonna freak thinking the end of the world has come and that it&#039;s a sign of the apocalypse.</description>
