As we&#039;ve both experienced, since the CA real estate market has been so predictably favorable since I was in high school back in the &#039;60&#039;s, we now have two generations addicted to silly appreciation, mild back peddling, then more appreciation. Going from cake and ice cream three times a day, to &#039;eat your broccoli or go to bed&#039; isn&#039;t gaining traction as quickly as we&#039;d like. :)

Those who face the new music, eat their veggies, and move where it now makes more sense, will find they not only feel better, but retire better.</description>

Jeff, in all seriousness I have a &quot;client questionnaire&quot; suggestion.  If a potential client mentions prices circa 2005-2008 then you get $100 nonrefundable bonus, no questions asked.  Make them sign this.  This is neither cruel nor avarice.  We need to winnow the burgeoning boomer class of presumed housing bubble winners to those lucky/prident/careful/perceptive participants willing to accept merely historically great appreciation from those expecting a free pony.</description>
